Q: Can I pick my tenants or say who I want?
A:You can decide if you will allow tenants with pets or not (in most cases).
You can not discriminate against any protected class under the federal fair housing or local fair housing laws.
An example would be saying you don't want children. Because of this, it is best that you leave the selection process
to us. We are professionals in leasing. We have specific criteria that every applicant has to pass in order to rent your property.

Q: What do I need to do to my property before renting it out?
A: The better condition your property is in at the time of marketing, the better quality tenant we will attract and the faster it will
rent. The home should be 100% free of personal items including shower curtains, cleaning supplies, coat hangers, furniture etc.
The home should be professionally cleaned, carpets shampooed and walls clean and free from numerous marks and holes. Tenants want to
rent a nice and clean well taken care of home just as you would want.

Q: Do you do any kind of interior inspections on my rental?
A: Yes, 1-2 times per year depending on your management plan, we go inside your rental and take photos. Our tenants know this when they get approved to rent with us and we believe
this makes them want to keep their home in nice condition. It also helps us build a manager/tenant relationship with them since we get to
see them face to face.
We check things like: underneath sinks for leaks, the condition of the lawn, each room to make sure there are no holes or intentional damages, etc.
We use an awesome app that provides time stamped and dated PDF reports with photos and we email those to you twice a year. Please note: we are
not home inspectors and these reports are not home inspection reports. They merely note the condition of the home with photos and notes.

Q: How are security deposits handled?
A: We will handle collecting and holding the deposits for your tenant.
According to state law, there are special requirements for the handling of deposits, thus we keep the deposits in a separate, non-interest bearing
account. We conduct a move-in condition report of your property prior to the tenant moving in and we also do another report when they move out.
We then can compare before and after pictures and can lawfully deduct any damage over and above normal wear and tear on the property.

Q: What kind of insurance do I need when I rent my house out?
A: Your normal homeowners' insurance does not extend to you the same coverage you will need when you rent out your house. You need comprehensive
public liability insurance also known as DP3 - Dwelling Property All Risk. It still gives you the fire coverage you get from your homeowners but
adds extended coverage since you will have a tenant living in the house. Expect this added coverage to increase your premium some. We recommend you
speak with your insurance agent before you rent out your house.

Q: When will you pay me the rent money each month?
A: Rents are due on the first of each month and our tenants have a grace period until the 4th. In order to avoid violating trust accounting laws, we
need to wait until rent funds clear before we can send payment to you each month.
We deposit your funds electronically into your bank account. This process is done between the 8th and 15th of each month. Funds generally take 3-5
business days to clear in your bank once we send them.
